Hawks Landing will be the newest community in Crossfield, bringing approximately 1,000 new units to town over the next eight to 10 years. Phase 1 of the new development is set to kick off this summer or fall.
Those wanting to purchase a home in Crossfield might want to look into the new project by Creation Communities, which will offer a variety of homes at attractive prices for the first-time homebuyer, the retiree looking to downsize in a smaller community or a buyer looking for an upgrade.
According to Gobi Singh, one of the owners of Creation Communities, Hawks Landing will include medium density townhouses, side-by-side villas (also known as duplexes), as well as 46-wide, front-drive single family homes, which will allow for either a large double or triple garage and will be priced between $379,000 and the low $400,000s. The new development will also include homes with a lane in the back where the garage will be located, priced between $299,000 and $349,000. Purchasers will be able to choose features they’d like to include in their brand new home.
“Crossfield is a great little town and it’s going to grow – it’s got some serious growth potential,” Singh said, adding Airdrie used to offer an attractive small community but has now become a larger city.
“Crossfield is only five, seven, eight minutes away from Airdrie. Airdrie’s getting fairly crowded now – 64,000 people – and prices are now competing with Calgary,” he said. “Crossfield offers a nice small town atmosphere and we can provide a pretty attractive priced product, without compromising quality.”
The masterplan community covers 160 acres in the northwest corner of Crossfield. Amenities will include a waterbody for storm water retention, which is part of Phase 1, as well as a K-middle school and pathways and playgrounds, according to Singh. Phase 1 will include approximately 100 lots and will take between eight to 10 months to complete, he said, adding the development will be broken down into seven to eight phases.
Creation Communities also purchased 17 lots in the adjacent community of Iron Ridge Landing, which is located along the same road that leads into Hawks Landing. Development is currently underway on those units.
A showhome has already been constructed and is open for people to view and ask any questions they may have about the new community. It’s located at 1200 Iron Landing Way.
“We know where the economy is and we’re trying to provide a very competitive priced product without compromising the quality,” Singh said.
Creation Communities currently has seven projects on the go across Alberta, including in Cold Lake, Leduc, Blackfalds, Innisfail, Springbank and northeast Calgary.
